Project Overview

The remediation of St George’s Island, a  large residential development in Manchester’s sought-after Castlefield area, represents one of the UK’s most significant Building Safety Fund funded projects. The development consists of five blocks ranging between 8 and 14 storeys.  The remediation of the building’s façades and balconies is being spearheaded by Starfish Construction.

As the Principal Contractor, Starfish Construction manages all project aspects, including replacing combustible cladding and timber decking to ensure compliance with fire safety standards. During the project planning and design, Starfish Construction identified that a durable, non-combustible balcony decking system aligned with the project’s stringent safety and quality requirements was essential, so they partnered with MyDek for a tailored solution.

Collaborative Approach

Working closely with Starfish Construction, we proposed the Luxura A1 fire-rated decking as the ideal solution to replace the existing timber balcony decks. Conversations between both parties focused on achieving a balance between aesthetics, safety, and ease of installation, ensuring that MyDek’s solution would fit seamlessly into Starfish Construction’s objectives and project timeline.

Working together, we ensured the installation of a decking system that met all fire safety regulations and supported ongoing works while residents remained in situ.

Project Challenges and Solutions

Given the scale of the project and the active residential occupancy, seamless coordination between Starfish Construction’s design, project management and site teams, along with the MyDek technical team, were essential. Replacing the existing timber balcony decking with Luxura A1 allowed Starfish Construction to meet the necessary fire regulations while enhancing the overall aesthetic and durability of the balconies.

Outcome and Looking Ahead

The project is progressing well, and much of the decking installation is now in place.
