Balcony decking remediation

To address external fire safety concerns and protect residents in high-rise buildings, the government introduced new stringent fire-safety regulations for external walls as part of the Building Safety Act. The regulations included a requirement for all residential buildings over the height of 18m need to be built with non-combustible materials, including balconies.

Balcony decking replacement has become a major focus across the UK following these changes to fire safety regulations. Many existing balconies contain timber or combustible composite decking that may no longer meet project requirements.

Our innovative installation systems are compatible with all decking products from MyDek and are designed to help provide quick, accurate installation of our balcony decking.

BoxRail is a durable, non-combustible aluminium support system engineered for fast and accurate installation of balcony decking, whilst SpeedRail is designed for direct fixing to steel beam flanges up to 12mm thick, to provide continuous substrate support and speed up installation. MyDek’s Joist Hanger can be used to securely fix steel joists to existing steelwork, further supporting quick and efficient installation on site.

We also supply a range of accessories to help provide a professional finish. Our edge trim comes with colour matched screw heads to give your balcony decking a sleek appearance.

MyDek’s drainage channel fits seamlessly between balcony decking boards to direct water away from balconies below and close off sight lines between balcony decking boards, maximising privacy for residents. In addition, we offer a furniture anchor which fits between the balcony decking boards to ensure that any furniture is kept safe in high winds.

The best decking for a balcony is one that combines excellent fire performance, durability, low maintenance and an attractive finish. While traditional timber decking has been widely used in the past, many developments now require materials that offer enhanced fire resistance and long-term performance.

Our Luxura mineral composite decking delivers the appearance and feel of premium timber while offering even greater performance, combining outstanding fire resistance, durability and slip resistance with minimal maintenance.

Timber decking can be used on some balconies, but is often not be the most suitable choice, particularly on high-rise residential buildings where fire safety is a key consideration.

Following changes to UK building regulations and the requirements introduced under the Building Safety Act, specifiers and building owners are increasingly selecting non-combustible or high fire performance decking systems for external balconies. Timber also requires regular maintenance and can be susceptible to rot, warping and weathering over time.

MyDek’s aluminium decking and Luxura mineral composite decking provide durable, low-maintenance alternatives to timber, offering enhanced fire performance and long-term reliability for modern balcony applications.

The required fire performance for balcony decking depends on the type, height and use of the building, as well as the applicable Building Regulations and guidance.

Balcony decking for high-rise residential buildings projects should achieve a minimum Euroclass A2 fire rating, with many specifiers selecting A2-rated or non combustible materials to help meet the relevant Building Regulations and fire safety requirements.

MyDek’s aluminium products achieve a fire rating of A2 – s1, d0, whilst Luxura achieves an A1 rating.

The lifespan of balcony decking depends on the material selected, the environment and the level of maintenance it receives.

Aluminium decking is highly resistant to corrosion, weathering and rot, providing an exceptionally long service life with minimal maintenance. MyDek’s Luxura mineral composite decking is also engineered for long-term performance. Unlike traditional wood-plastic composite products, it resists moisture, staining and fading while maintaining its appearance for many years.

All MyDek decking ranges come with a 30-year warranty.

Compared with traditional wood-plastic composite (WPC) decking, aluminium decking generally offers superior fire performance, greater structural strength, longer service life and lower maintenance requirements. These advantages make aluminium an excellent choice for balconies, roof terraces and high-rise developments where safety and durability are critical.

However, MyDek’s Luxura mineral composite decking is manufactured using advanced mineral composite materials rather than conventional wood-plastic composites and delivers higher levels of fire performance while providing exceptional durability, stability and aesthetics. Luxura offers a market-leading alternative that can be more cost-effective than aluminium, and outperforms both traditional composite decking and aluminium in many key areas.
