James Clow is a prominent residential development in Belfast’s dockland area, comprising 134 apartments across 27 storeys. As part of an extensive building remediation programme, work was undertaken to upgrade the external façade and improve fire safety throughout the development. This included the refurbishment of the projecting balconies, where the original timber decking was replaced with MyDek’s Luxura mineral composite decking.
Luxura provides the natural appearance and character of timber while achieving an A1 fire rating, providing a non-combustible alternative that complements the aesthetics of the development while meeting the demands of a high-rise residential environment.
Specific Challenges solved
One of the key challenges was identifying a decking system with the appropriate fire certification, while also addressing the specific structural and installation requirements of the existing balconies. MyDek was able to provide the required certification for the proposed composite decking solution, helping give the project team confidence that it was suitable for use as part of the wider remediation works.
Our involvement extended beyond the supply of decking. Working closely with the project team, MyDek provided technical design support and developed bespoke hangers, fixings and fastenings to suit the existing balcony construction.Â
These details were submitted to the client’s design team for review and approval before installation, helping to provide a clear and coordinated solution on site.Â
The completed balconies now offer a robust, attractive and compliant system, contributing to improved resident safety while giving the development a significantly enhanced finish.

WHAT THE CLIENT TOLD US
The big thing here was the fire certificate on the composite decking and MyDek were the only ones who could produce that for us. Resident safety now would be a lot better than it was before.
